Sustainable Renovation
Alley24 is a six-story mixed-use project in the middle of the revitalized Cascade neighborhood across from REI’s flagship store. As one of Seattle’s first mixed-use projects developed under the U.S. Green Building Council’s LEED-certified standards, Alley24 was an early leader in transforming South Lake Union into a thriving urban neighborhood with a sustainable future.
The full-block project includes renovation of the historic Richmond Laundry Building, converted into moderate-rate and affordable apartment units, as well as new construction of office and retail space. The innovative design of the structures, with natural ventilation, central light wells, operable windows, and creative sun shading, allow more individual control of the environment. The result is improved resource efficiency, lower utility costs, and a happier, healthier environment for employees, tenants, and residents.

Preserving the Past While Protecting the Future
Founded on a deep commitment to sustainability, our approach to adaptive reuse and historic preservation is visible throughout South Lake Union, which during the first half of the 20th century was home to many light industrial uses.
Leading Change Through Green Development
The Pacific Northwest is known for its natural beauty and Seattle, with its views of the Puget Sound and lush greenery, is no exception. In this setting, Vulcan Real Estate was founded in 2001 with a novel approach to real estate development.
