ALLEY24 BUILDING INFORMATION
History
The designer of the original Metropolitan Laundry Company building was Max Umbrecht. Shortly after being constructed, the name was changed to the New Richmond Laundry. Designed and constructed in 1917, it was one of several low-scale commercial laundry buildings constructed in Seattle's Cascade neighborhood in the first two decades of the twentieth century. Seattle's Cascade neighborhood, on the eastern edges of South Lake Union, is located approximately one-mile northeast of the city's downtown retail core. This area of Seattle was settled in the 1880s, with early industrial sites taking advantage of the lake as a transportation route.

Building Description
This six-story building features 180,000 RSF of commercial space and 23,000 RSF of retail space. The office component is a sustainable, innovative and flexible design that represents the future of office buildings. The building's design included an emphasis on an environment that would promote productivity, creativity and a healthy lifestyle. The full-block development between John and Thomas Street and Yale and Pontius Avenue was completed in early 2006.
Alley24's design is highlighted by an open, European-inspired alleyway that runs through the north-south axis of the property, and an open "through-block" connection that runs through the east-west axis. The alleyway and through-block intersect to create a wide pedestrian connection through the center of the developmentsimilar to the animated atmosphere of classic European cities or Seattle's famous Post Alley by Pike Place Market. The "through-block" connection is pedestrian-scale, with access to shops, residences and offices. The connection is enriched with historic brick facades, canopies, stoops and planters. The design also includes a sky bridge arching over the alleyway to connect two of the buildings.
The residential portion of the site was created through a renovation of the New Richmond Laundry Building. Historical elements of the laundry are integrated with new construction to create a contrast of vintage and contemporary features in Alley24's residences (www.alley24.com).
Vulcan and PEMCO are joint venture partners for the property.
Environmental Design
Alley24 is designed to be Seattle's first mixed-use project that is LEED-certified (Leadership in Energy and Environmental Design). LEED is a certification and industry measurement tool created by the U.S. Green Building Council to designate green, environmentally and community-conscious projects. The sustainable design platform for office space offers more natural daylight than traditional buildings, significant access to fresh air through operable windows, low energy and water flow fixtures, operable outdoor sun shades, and the use of environmentally sensitive building materials.
Air conditioning is the biggest consumer of energy in an office building. One of Alley24's unique energy-saving features is its hybrid HVAC system, making it Seattle's first building to offer tenants a choice of natural ventilation, energy-efficient air conditioning, or both. Because Alley24 tenants have the opportunity to enjoy the sustainable benefits of fresh air from operable windows, for most of the year it is not necessary to use air conditioning in Seattle's mild climate. When air conditioning is required, an innovative under-floor system will provide the most energy-efficient delivery because it eliminates the need for cool air to cross through the hot air that circulates in the ceiling. Like a hybrid car or bus, this system gives the user total choice over which system to use. Both systems use less energy than the traditional overhead HVAC systems, creating energy cost savings of 15 to 20 percent.
In addition to being a "green" building, Alley24 is more comfortable than a traditional building because tenants have more control over the temperature, more fresh air through operable windows, and more natural light through greater window areas.

Espresso Vivace
Our motto is "una bella tazza di caffe." In Italian this means a beautiful cup of coffee, and it means a great deal to us at Vivace. "Espresso Vivace" translates loosely as "great enthusiasm" and excitement about the New World coffee: caffe espresso.
Vivace has created an espresso preparation based on precise scientific methodology, but inspired by the beauty in the coffee itself. The goal of the company is to research, develop, and promote caffe espresso as a culinary art.
Urban Beast
Urban Beast provides a wide range of pet accessories and high-quality, healthy pet food. Characterized by a modern, high-tech interior space, the new store features unique products and services geared primarily towards cats and dogs of all sizes. The store also hosts special community events and serves as a resource for services and information to enhance pet ownership.
TotTini
TotTini is a modern children's furnishings, furniture and apparel store that offers a variety of products including infant and children's bedroom and play furniture, bedding, toys, apparel, and organic bath products, among other items. TotTini is owned and operated by two Seattle moms, Melissa Maffei and Melissa Van Flandern.
Mad Pizza
As self proclaimed "Pizza Snobs," the creators of Mad Pizza have taken great care to create a pizza made with only the finest ingredients. Made fresh from scratch daily in their own kitchen, their sauces, salad dressings and dough provide the foundation for the Mad Pizza.
Southlake Grill
Southlake Grill offers a mix of sandwiches, salads and entrees served at lunch and dinner daily, with a couple of breakfast options always available. Portions are generous, with reasonable pricing. Southlake also offers an outstanding Happy Hour from 4-6 p.m. and 10 p.m. to 12 a.m. seven days a week. Select beer and wine along with well drinks are all price-reduced.
Snowboard Connection
"SnoCon" (pronounced "snowcone"), as its familiars have dubbed Snowboard Connection, is Seattle's mecca for snowboarders. Practically every inch of the store is lined with outdoor wear, boots, and bindings, optics, and boards of every size, shape and make. If it can take you downhill fast and in high style, SnoCon probably has it in stock, in several different colors. The store also stocks a healthy selection of skateboards and surfboards to liven up those otherwise idle summer months.
Spa Blix
A full serviced day spa, Spa Blix offers hair and nail services, facials, massages and body scrubs among other relaxing spa amenities. One of the unique services Spa Blix has to offer is their VIP room. Spa guests receive full-on VIP treatment including a separate entrance and a private room where all spa treatments are brought to the client. Not only does Spa Blix give their guests the finest in spa services, they are also giving back to the community. Each month, ten percent of their profits are donated to various local charities.

Velocity also represents and exhibits a collection of young, emerging artists from both the West and East coasts.
